After your account is approved, you accept vacant properties landlords share with you, submit an applicant, and follow the commission through to an active lease.

Only listings you accepted.

Inventory is vacant units shared with you that match your coverage. You accept or decline.

An applicant with your name on it.

You submit the application. The landlord approves it. You then draft the offer. The landlord activates the lease.

A fee with a status.

The landlord sets percent-of-annual-rent or a fixed amount when they share. The tenant pays that fee. You and the landlord can mark it paid. Renty does not hold the money.

What is included

  • Broker signup in the Renty app with email and password or Google.
  • Profile: one country, states and neighbourhoods within the level cap. Default coverage is Silver (1 state, 3 neighbourhoods). Broader coverage levels are Gold and Diamond, by application and operator approval.
  • Identity check before inventory: government ID, brokerage or trade license, and a photo. An operator approves outside the app. The broker can log in and finish the profile while pending. Inventory stays locked until approved.
  • Landlord share rules: at most 15 invited brokers, at most 3 accepts. Area-open shares still stop at 3 accepts.
  • Applications the broker submits, withdrawable while pending.
  • Draft offer after the landlord approves the application. Only one offer on that unit can become active.
  • Commission estimate when the landlord confirms the share terms, locked at offer, payable when the lease is active.
  • Ratings from 1 to 5, from the tenant after the lease is active. Landlords see them when they choose brokers. They are not a public page.
  • In-app and email notices for broker events.

What this role does not do

  • No listings until the account is approved.
  • No edit rights on the landlord’s property.
  • No tenant maintenance, documents, or active-tenant file.
  • Messages are not available yet.
  • No escrow and no payout. Marking paid is a record, not a transfer.
  • A broker account is not also a landlord account.

Landlords who also need collection use PMS

Brokers work shared listings in Renty. If the landlord needs invoicing and rent collection, that workflow lives in PropSmarty PMS — not in the broker role.
